Caption_By_Hyatt Franchise · 2025 FDD

Answer from 2025 FDD Document

You must use the Opera PMS at the Hotel. You must sign the Hosting Services Agreement (Exhibit K) (the "Hosting Services Agreement") and engage us to host the PMS remotely. We will provide services necessary to install access to the PMS at the Hotel under the Franchise Agreement. You must also sign an agreement with our designated supplier to provide connectivity services and training for the PMS. If your Hotel is in Hawaii or Puerto Rico, under certain circumstances (with our approval), we may permit you to self-host the PMS at the Hotel.

What This Means (2025 FDD)

According to the 2025 Caption By Hyatt Franchise Disclosure Document, franchisees are required to use the Opera PMS (Property Management System) at their hotel. To facilitate this, franchisees must sign a Hosting Services Agreement, which is included as Exhibit K in the FDD. This agreement allows Caption By Hyatt to remotely host the PMS and provide the necessary services to install and access the PMS at the hotel.

In addition to the Hosting Services Agreement with Caption By Hyatt, franchisees must also enter into an agreement with a designated supplier for connectivity services and training related to the PMS. This ensures that franchisees have the necessary support and resources to effectively use the PMS.

However, there is an exception for hotels located in Hawaii or Puerto Rico. Under certain circumstances and with Caption By Hyatt's approval, these hotels may be permitted to self-host the PMS at the hotel. This exception provides some flexibility for franchisees in these locations, but it is subject to specific conditions and approval from Caption By Hyatt.
