What This Means (2025 FDD)

According to Canopy Lawn Care's 2025 Franchise Disclosure Document, lessees cannot regard the value of any alterations to vehicles as rent. The agreement specifies that any alterations made to a vehicle become the property of the lessor and must be returned with the vehicle at the end of the lease term, free of any liens or encumbrances. However, the lessor has the right to require the lessee to remove any such alteration at the lessee's sole cost, expense, and liability.

This means that if a Canopy Lawn Care franchisee leases a vehicle and makes improvements or modifications to it, they will not be compensated for the value of those alterations when the vehicle is returned. The franchisee bears the full cost and risk associated with any alterations, even if the lessor approved or assisted with them. This includes the cost of removal if the lessor requires it.

This policy protects Canopy Lawn Care's interests by ensuring that vehicles are returned in a condition acceptable to them, without the obligation to compensate lessees for modifications that may not align with their standards or preferences. For a prospective franchisee, this highlights the importance of carefully considering any vehicle alterations, as they will not be reimbursed for these investments and may incur additional costs for removal if required by the lessor.
