    1. "Inventory" includes food and beverages and other immediately consumable items such as fuel, soap, cleansing material, and similar items. "Operating equipment" includes such items as plates, cups, glasses, and uniforms. Although the estimated initial investment for inventory and operating equipment may vary significantly depending upon the number of rooms at the Hotel, occupancy and other similar factors, we anticipate the initial investment for inventory and operating equipment will equal roughly 8% to 10% of guest room revenue. The estimated ranges are for inventory and operating equipment for three months of operations. The estimated range in the tables was calculated for (i) a Premier Hotel with 120 rooms and revenue per available room ("RevPAR") of $85; or (ii) a Signature Hotel with 90 rooms and RevPAR of $75. These estimates are for illustrative purposes only.

'Operating equipment' includes items such as plates, cups, glasses, and uniforms. The initial investment for both inventory and operating equipment is estimated to be roughly 8% to 10% of guest room revenue, though this can vary significantly based on the number of rooms, occupancy, and other factors. These estimates are for inventory and operating equipment for three months of operations.

For a prospective Bw Premier Collection franchisee, understanding the scope of 'Inventory' and 'Operating Equipment' is crucial for budgeting and operational planning. The estimated initial investment for these items for a Premier Hotel with 120 rooms and a RevPAR of $85, or a Signature Hotel with 90 rooms and a RevPAR of $75, is provided for illustrative purposes. The FDD also specifies that the estimated range for inventory and operating equipment is between $72,450 and $90,300. This range is part of the overall estimated initial investment for converting an existing hotel to a Premier Hotel, which totals between $612,715 and $6,888,025. These figures highlight the importance of carefully assessing the existing condition of the hotel and planning for necessary renovations and upgrades to meet Bw Premier Collection standards.

Prospective franchisees should consider factors such as the hotel's size, occupancy rates, and local market conditions when estimating their initial investment in inventory and operating equipment. It is also important to note that these estimates do not include debt service or lease costs, and franchisees should consult with financial advisors to develop a comprehensive financial plan.
