What This Means (2025 FDD)
According to Bw Premier Collection's 2025 Franchise Disclosure Document, the franchisee is responsible for maintaining the hotel and providing amenities. Bw Premier Collection determines the specific maintenance standards and amenities required, ensuring they align with the hotel's competitive set. This means the standards and offerings should be comparable to similar hotels in the area.
In addition to general maintenance and amenities, Bw Premier Collection franchisees must complete all renovations within the timelines outlined in the Property Improvement Plan (PIP). All items without an extension noted in the "Post Activation" column of the PIP must be addressed prior to activation on BWI Reservation Channels. Franchisees must also complete a deep-clean program before being activated on BWI Reservation Channels.
Furthermore, Bw Premier Collection requires franchisees to maintain a preventative maintenance program and comply with all quality assurance (QA) processes and procedures. A passing BWI QA assessment rating is required before activation on BWI Reservation Channels, and this rating must be maintained throughout the agreement. Failure to pass a QA assessment results in a reassessment within approximately 90 days and a reassessment fee. The franchisee must also provide a paid or complimentary breakfast to guests, consistent with the hotel's competitive set and guidelines.
These requirements ensure that all Bw Premier Collection hotels maintain a consistent standard of quality and service, which protects the brand's reputation and helps to attract and retain guests. However, franchisees should carefully review the PIP and QA standards to understand the full scope of their obligations and the potential costs involved in meeting these requirements.
