What This Means (2025 FDD)
According to Bw Premier Collection's 2025 Franchise Disclosure Document, the estimated costs for operating a hotel are not guaranteed. The FDD states that the additional funds needed to operate the hotel for the initial three-month period will vary materially based on several factors, including geographic location, taxes, the size and age of the hotel, room count, seasonality, common areas, meeting rooms, food service, amenities, labor costs, health benefits, utility costs, and insurance costs.
The document explicitly clarifies that these estimates do not include debt service or lease costs. It emphasizes that the estimates provided are not a warranty of actual operating costs, and franchisees are responsible for determining their own operating costs. This means that the initial investment table provides a range of $500,000 to $545,000 for additional funds needed during the first three months, but the actual amount could be higher or lower depending on the franchisee's specific circumstances.
Prospective Bw Premier Collection franchisees should carefully consider all the factors that could influence their operating costs and conduct thorough due diligence to develop realistic financial projections. They should not rely solely on the estimates provided in the FDD, as these are not guaranteed and can vary significantly. It would be prudent to consult with experienced hotel operators, financial advisors, and other professionals to assess the potential financial risks and rewards of investing in a Bw Premier Collection franchise.
