based our estimates of initial investments on the experience of our Retail Affiliates developing and operating similar BCS Makeries, as well as the experience of franchisees in opening their Makeries, to compile the foregoing estimates, encompassing approximately 1,500 to 4,000 sq. ft. Payments to us are uniformly imposed and not refundable. Payments made to third party vendors or suppliers and the opportunity to obtain a refund of any such payment are subject to the terms and conditions of those vendors. We do not provide any direct or indirect financing for initial franchise fees or development fees, other fees or other costs paid to us or to third parties. We do not provide any guarantees for any financing provided to you by third parties.

What This Means (2025 FDD)
According to Buff City Soap's 2025 Franchise Disclosure Document, payments made directly to Buff City Soap are generally non-refundable. Specifically, the initial franchise fee and the development fee are non-refundable. However, payments made to third-party vendors or suppliers may be refundable, subject to the terms and conditions of those vendors. For a Single Makery, the initial franchise fee is $50,000. For a Development Agreement, the development fee is equal to 100% of the initial franchise fee for the first Buff City Soap Makery ($50,000) and 50% of the initial franchise fee for each additional Makery ($25,000 if developing two Makeries). The total development fee for two Makeries is $75,000. A portion of the development fee is credited to satisfy the initial franchise fee due under the first Franchise Agreement. The balance due for the initial franchise fee under each applicable Franchise Agreement is the initial franchise fee minus the applicable portion of the development fee ($25,000 if developing two Makeries).
