We have no obligation to provide any assistance in locating a site, negotiating the lease, conforming the premises to local codes and ordinances, obtaining permits, constructing, remodeling or decorating, hiring and training employees (except for the training we provide described in training below), or providing for necessary equipment, signs, fixtures, opening inventory and supplies.

What This Means (2025 FDD)

According to Buff City Soap's 2025 Franchise Disclosure Document, the franchisee is responsible for many aspects of site selection and preparation. Buff City Soap does not select the site for the Franchised Business; this responsibility falls entirely on the franchisee. The franchisee must submit site information using the form in the manuals, ensuring the site meets Buff City Soap's criteria, which includes factors like demographics, traffic, parking, neighborhood character, competition, and the site's physical attributes. Buff City Soap retains the right to either accept or reject the proposed site based on their analysis of these criteria and how they enhance brand awareness and goodwill in the specific market.

Buff City Soap will not unreasonably withhold acceptance of a site that meets their criteria. They may also consider the site's proximity to the Protected Area boundaries and other existing or proposed Studios. If Buff City Soap fails to respond within 30 days, the site is deemed rejected. These site consideration factors can change between signing a Development Agreement and submitting site proposals.

Buff City Soap is not obligated to assist in locating a site, negotiating the lease, conforming the premises to local codes, obtaining permits, constructing, remodeling, decorating, hiring and training employees (beyond the provided training), or providing necessary equipment, signs, fixtures, opening inventory, and supplies. The franchisee must propose a site within 60 days of the Franchise Agreement's effective date and secure the right to occupy it within 30 days of Buff City Soap's approval. Failure to meet these deadlines can result in termination of the Franchise Agreement.
