What This Means (2025 FDD)
According to Brueggers Bagels's 2025 Franchise Disclosure Document, the company will consider a franchisee's request to convert an existing facility into a Bakery on a case-by-case basis. This provides some flexibility for prospective franchisees who may already have a suitable location in mind. However, the FDD stipulates that any such site must be able to be transformed to meet the standards and specifications of the Brueggers Bagels system.
This means that the existing facility would need to be assessed to ensure it can accommodate the necessary equipment, layout, and design elements that define a Brueggers Bagels Bakery. The size of the location may also be a factor, as Brueggers Bagels typically looks for locations between 2,100 to 2,700 square feet, generally in a suburban mall, strip center, or mixed-use development. The franchisor will also consider sites that may be larger or smaller than their prototype.
For a prospective franchisee, this implies that if they have an existing facility they wish to use, they should be prepared to demonstrate how the site can be adapted to meet Brueggers Bagels's requirements. This may involve architectural plans, renovation estimates, and a detailed proposal outlining how the conversion will be achieved. While Brueggers Bagels is open to considering conversions, the ultimate decision will depend on whether the site can be transformed to align with the brand's standards and specifications.
