4.1. Plans and Specifications. We may make available, at no charge to you, a standard layout plan for the construction of a Bakery and for the exterior and interior design and layout, fixtures, furnishings, equipment, and signs.

What This Means (2025 FDD)
According to Brueggers Bagels' 2025 Franchise Disclosure Document, Brueggers Bagels may make available a standard layout plan for the construction of a Bakery at no charge to the franchisee. This plan includes the exterior and interior design and layout, fixtures, furnishings, equipment, and signs.
While Brueggers Bagels may provide a standard layout plan at no cost, franchisees are responsible for engaging a qualified architect or engineer to prepare preliminary and final architectural and engineering drawings and specifications consistent with the representative plans furnished by Brueggers Bagels. For the first two Bakeries, franchisees may be required to use a general contractor from Brueggers Bagels' approved list or receive written approval for their own choice of contractor. Brueggers Bagels must approve the final drawings and specifications before the franchisee can begin the permitting process, and these drawings cannot be altered without prior written consent.
It is important to note that while Brueggers Bagels may offer assistance with the design and layout of the Bakery, the franchisee is ultimately responsible for ensuring that the construction complies with all applicable laws, codes, and regulations, including the Americans with Disabilities Act. Brueggers Bagels' approval of the plans does not constitute an assessment of compliance with these laws and regulations.
