What This Means (2025 FDD)

According to Brueggers Bagels' 2025 Franchise Disclosure Document, the Design Specifications encompass the franchisor's requirements for the design, decoration, layout, equipment, furnishings, fixtures, and signs for the bakery, including its trade dress. These specifications are considered an integral part of the Brueggers Bagels system, and the bakery must be designed and constructed in accordance with them.

For a prospective franchisee, this means that Brueggers Bagels dictates the aesthetic and functional elements of the bakery's physical space. The franchisee is responsible for ensuring that the bakery's design and construction adhere strictly to these specifications. This includes engaging a licensed architect to prepare and submit preliminary layouts and detailed construction plans that comply with the Design Specifications, as well as all applicable ordinances, building codes, permit requirements, and lease restrictions.

The franchisee must submit these Construction Plans to Brueggers Bagels for approval. Furthermore, the franchisee is obligated to obtain all necessary zoning changes, planning consents, building permits, and other required licenses and approvals. They must also construct all required improvements, decorate the bakery, and purchase or lease all necessary equipment, furnishings, fixtures, and signs in compliance with the approved Construction Plans and Design Specifications.

Adhering to the Design Specifications ensures brand consistency across all Brueggers Bagels locations, maintaining the integrity of the System and the Proprietary Marks. While Brueggers Bagels provides the Design Specifications, the franchisee bears the financial responsibility for implementing them, including the costs associated with architectural services, construction, and procurement of equipment and furnishings.
