What This Means (2025 FDD)

According to Browns Chicken's 2025 Franchise Disclosure Document, franchisees must maintain the condition and appearance of their store premises to align with Browns Chicken's standards for an attractive, pleasant, and comfortable restaurant. This includes performing necessary maintenance and refurbishing to uphold or enhance the store's appearance and operational efficiency. Such activities may involve replacing worn or outdated equipment, furniture, fixtures, utensils, and signs, as well as repairing the interior and exterior of the store, redecorating, resurfacing parking facilities, and conducting periodic cleaning and redecorating.

Browns Chicken retains the right to inspect the premises and its elements, such as equipment, fixtures, furniture, signs, and decor. If Browns Chicken determines that the store does not meet its standards, it will notify the franchisee, specifying the required corrective actions. The franchisee must then initiate a program to address the deficiencies within thirty days of receiving notice and continue diligently until the issues are resolved. Failure to do so allows Browns Chicken to undertake the maintenance or refurbishing on behalf of the franchisee, with the franchisee responsible for covering all associated costs upon demand.

Furthermore, franchisees are required to use only approved signs, emblems, lettering, logos, and display and advertising materials both inside and outside the premises. Any material alterations to the store's leasehold improvements, equipment, fixtures, furniture, or signs necessitate prior written approval from Browns Chicken. This ensures that all Browns Chicken locations maintain a consistent brand image and meet the franchisor's standards for customer experience and operational effectiveness.
