What This Means (2025 FDD)

According to Browns Chicken's 2025 Franchise Disclosure Document, several sections within the franchise agreement detail the franchisee's responsibilities for maintaining the store's condition and appearance. Section 10.A, titled "Condition and Appearance of Store," explicitly states the franchisee's agreement to maintain the premises to meet Browns Chicken's standards for an attractive and comfortable restaurant. This includes regular maintenance and refurbishment to uphold the store's image and efficient operation.

Furthermore, the agreement stipulates that franchisees must undertake necessary maintenance and refurbishing, such as replacing worn equipment, repairing the interior and exterior, redecorating, and maintaining parking facilities. Browns Chicken also retains the right to notify franchisees of any deficiencies in the store's condition. If the franchisee fails to address these issues within 30 days of notice, Browns Chicken can perform the maintenance themselves, with the franchisee responsible for covering all costs.

Additionally, franchisees are prohibited from making material alterations to the store's leasehold improvements, equipment, fixtures, furniture, or signs without prior written approval from Browns Chicken. These provisions collectively ensure that all Browns Chicken locations maintain a consistent brand image and operational standard, with franchisees bearing the responsibility for upkeep and necessary improvements, subject to the franchisor's oversight and approval.
