What This Means (2025 FDD)
According to Browns Chicken's 2025 Franchise Disclosure Document, several sections of the Franchise Agreement outline the franchisee's responsibilities for maintaining the store's condition, appearance, and any required remodeling. Section 10.A, titled "Condition and Appearance of Store," explicitly states the franchisee's agreement to maintain the premises to Browns Chicken's standards, ensuring it remains attractive, pleasant, and comfortable. This includes regular maintenance and refurbishing to uphold or enhance the store's appearance and operational efficiency.
Additionally, the Franchise Agreement addresses alterations to the store in section B. It stipulates that franchisees must obtain prior written approval from Browns Chicken before making any material alterations to the leasehold improvements or any significant replacements or changes to the store's equipment, fixtures, furniture, or signs. This provision ensures that any modifications align with Browns Chicken's brand standards and overall image.
Furthermore, the FDD states that Browns Chicken retains the right to notify franchisees of any deficiencies in the store's condition or appearance. If the franchisee fails to address these issues within thirty days of receiving notice, Browns Chicken reserves the right to undertake the necessary maintenance or refurbishing themselves, with the franchisee responsible for covering all associated costs. These measures collectively ensure that all Browns Chicken locations maintain a consistent and appealing brand image, which is crucial for customer perception and overall franchise success.
