Under the Bonchon Accelerated Architectural Services Program (BAASP), how long does the Bonchon authorized architect (AOR) have to complete the construction documents after receiving the approved schematic and design documents and As-Built files or site visit, whichever occurs later?
Bonchon Franchise · 2025 FDDAnswer from 2025 FDD Document
Once we receive confirmation of your participation, we will schedule an initial call with you and the Bonchon authorized architect ("AOR") to begin the design process. Bonchon will provide the AOR with the approved schematic and design documents along with all As-Built files provided by Bonchon's Real Estate Department. The AOR start the construction document generation. While you are negotiating the lease for your Restaurant Location, the AOR will complete the construction documents (architectural, mechanical, electrical, plumbing) plans within 45 days from either the AOR's: (i) receipt of the approved schematic and design documents and As-Built files or (ii) site visit, whichever occurs later. Upon final approval from Bonchon, the AOR will submit the construction documents to the corresponding municipality for a building permit. Once you and the landlord have signed the lease for the Restaurant Location and secured the requisite building and/or construction permit, then you may (upon our approval) commence constructing the Restaurant Location.

What This Means (2025 FDD)
According to Bonchon's 2025 Franchise Disclosure Document, if a franchisee participates in the Bonchon Accelerated Architectural Services Program (BAASP), the Bonchon authorized architect (AOR) has 45 days to complete the construction documents. These documents include architectural, mechanical, electrical, and plumbing plans. The 45-day period starts from whichever date is later: either the AOR's receipt of the approved schematic and design documents and As-Built files, or the date of the AOR's site visit.
After the AOR completes the construction documents, they must submit them to the relevant municipality for a building permit, but only after Bonchon gives final approval. The franchisee can only start construction after they and the landlord have signed the lease and secured the necessary building permits, and after receiving Bonchon's approval.
This accelerated program aims to help franchisees speed up the construction process by starting the planning and permitting phase while lease terms are still being negotiated. However, participation in BAASP is not guaranteed. Bonchon determines eligibility based on the overall project timeline and the likelihood of the lease being executed. Franchisees have three business days to decide if they want to participate in BAASP after receiving an eligibility notice from Bonchon.
