What is the range for estimated real property costs for a Bonchon Delivery and Carryout Only Restaurant?
Bonchon Franchise · 2025 FDDAnswer from 2025 FDD Document
owntown, suburban, rural or on a highway. Since real estate values vary dramatically from region to region, we cannot accurately estimate your rent, but monthly rental costs in our experience, nationwide, range from approximately $4,000 per month to $25,000 per month for a Restaurant Location. To estimate the rental expense for your Restaurant Location, apply the above square footage requirements to the local real estate rental costs in the area where your Restaurant Location will be located. In addition to paying monthly rent, the landlord may require that you pay a rent deposit equal to one to three month's rent or some other amount. Whether or not you will be required to pay a rent deposit may depend on your creditworthiness. Rent deposits are generally refundable. It is our experience that some landlords will require you to pay the 1 st months' rent as a portion of the rent deposit and that such deposit will be held until the rent commencement date at which time the landlord will apply that portion to your 1st month's rent. Other than that, it has been our experience that landlords will not apply rent deposits towards rent

What This Means (2025 FDD)
According to Bonchon's 2025 Franchise Disclosure Document, the monthly rental costs for a restaurant location can range from approximately $4,000 to $25,000. However, this range is for a general restaurant location and not specific to a Delivery and Carryout Only Restaurant.
Bonchon notes that real estate values vary dramatically from region to region, making it difficult to accurately estimate rent. To estimate rental expenses, prospective franchisees should apply the square footage requirements to local real estate rental costs in the area where they plan to locate their restaurant.
In addition to monthly rent, the landlord may require a rent deposit, typically equal to one to three months' rent, the necessity of which depends on the franchisee's creditworthiness. Some landlords may require the first month's rent as part of the rent deposit, which will be held until the rent commencement date and then applied to the first month's rent. Landlords generally do not apply rent deposits towards rent at any other point during the lease term.
