What This Means (2025 FDD)

Based on the 2025 Bonchon Franchise Disclosure Document, franchisees are responsible for engaging a professional, licensed architect to produce CAD drawings for their Restaurant. Bonchon will designate an Architect of Record (AOR) and the AGC, and franchisees are required to use their services at their own expense for the development of their Restaurant.

If a franchisee would like to consider an alternative architect, they must submit the name of their proposed architect for Bonchon's approval, along with any other required information. Additionally, they must pay an Architect Evaluation Fee of $2,500 to evaluate whether the proposed architect meets Bonchon's standards. A similar process exists for using an alternate general contractor, requiring a General Contractor Evaluation Fee of $3,500. These evaluation fees are included in the estimate of architect and engineering fees.

Before submitting CAD drawings to the local municipality, Bonchon must review them for conformity to their requirements. Any modifications required may incur further services by the AOR, potentially leading to higher fees. The franchisee is responsible for ensuring that the plans meet all state and local requirements, including ADA compliance. The exact costs will depend on the AOR or the approved alternate architect. The cost range for Remote Kitchen Restaurants includes architecture costs for space design, permitting, and construction coordination.
