What is the scope of Body Brain Center's review of the lease agreement?
Body_Brain_Center Franchise · 2025 FDDAnswer from 2025 FDD Document
We also must approve the terms of your lease before you sign it. You must use your best efforts to cause your landlord to sign the Lease Addendum that is attached to the Franchise Agreement as Attachment "C". We will approve or reject the lease within 10 business days after we receive it (together with the Lease
Addendum agreed to by your landlord). The scope of our review islimited to ensuring that the lease includes certain provisions that are designed for our protection (particularly the provisions included in the Lease Rider). We do not review the substantive terms, quality or merits of your lease. If your landlord refuses to sign the Lease Addendum in substantially the form attached to the Franchise Agreement, we may require that you find a new site for your Center.

What This Means (2025 FDD)
According to Body Brain Center's 2025 Franchise Disclosure Document, the scope of their lease review is limited. Body Brain Center's review focuses on ensuring the lease includes provisions designed for their protection, particularly those in the Lease Rider.
Body Brain Center does not review the substantive terms, quality, or merits of the lease itself. The franchisee is expected to use their best efforts to have the landlord sign the Lease Addendum attached to the Franchise Agreement. If the landlord refuses to sign the Lease Addendum in substantially the form attached to the Franchise Agreement, Body Brain Center may require the franchisee to find a new site for their Center.
This means a prospective Body Brain Center franchisee needs to carefully consider all aspects of the lease agreement beyond the Lease Addendum, as Body Brain Center's approval is contingent upon the landlord agreeing to the addendum, but does not extend to the overall favorability of the lease terms for the franchisee. The franchisee bears the responsibility for negotiating favorable terms and assessing the long-term financial implications of the lease.
