Does Body Brain Center review the terms of my lease agreement?

Lease
We do not review the terms of your lease. However, if you will lease the premises for your Center, you must use your best efforts to ensure your landlord signs the Lease Addendum that is attached to the Franchise Agreement as Attachment "C". If your landlord refuses to sign the Lease Addendum in substantially the form attached to the Franchise Agreement, we may require that you find a new site for your Center. The terms of the Lease Addendum are designed to protect our interests. For example, the landlord must notify us of your defaults, offer us the opportunity to cure your defaults, allow us to take an assignment of your lease in certain situations, permit us to enter the premises to remove items bearing our Marks if you refuse to do so and give us a right of first refusal to lease the premises upon the expiration or termination of your lease.

What This Means (2025 FDD)
According to the 2025 Body Brain Center Franchise Disclosure Document, Body Brain Center does not review the terms of a franchisee's lease agreement. However, if a franchisee chooses to lease the premises for their center, they must make their best effort to ensure that the landlord signs the Lease Addendum, which is attached to the Franchise Agreement as Attachment "C".
If the landlord refuses to sign the Lease Addendum in substantially the form attached to the Franchise Agreement, Body Brain Center may require the franchisee to find a new site for their center. The terms of the Lease Addendum are designed to protect Body Brain Center's interests.
The Lease Addendum ensures that the landlord notifies Body Brain Center of any defaults by the franchisee, offers Body Brain Center the opportunity to cure those defaults, allows Body Brain Center to take an assignment of the lease in certain situations, permits Body Brain Center to enter the premises to remove items bearing their Marks if the franchisee refuses to do so, and gives Body Brain Center a right of first refusal to lease the premises upon the expiration or termination of the lease. This addendum is a critical component of the franchise agreement, ensuring the franchisor's control and protection of their brand and operational standards.
