What This Means (2025 FDD)

According to the 2025 Body Brain Center Franchise Disclosure Document, a Lease Addendum is included as Attachment C to the franchise agreement. Specifically, Item 7.2 states that franchisees must try to get their landlord to sign the Lease Addendum. If the landlord refuses to sign the addendum in the provided form, Body Brain Center has the right to disapprove the lease, and the franchisee would need to find a new site for their center.

This requirement is significant for prospective franchisees because it means that the lease agreement is subject to approval by Body Brain Center. The Lease Addendum likely contains provisions that protect Body Brain Center's interests, and landlords may be hesitant to sign it. This could potentially delay the site selection process or limit the available locations for a Body Brain Center franchise.

It is common practice in franchising for franchisors to have some level of input or approval over the lease terms to protect their brand and ensure consistency across locations. The Lease Addendum ensures that the lease terms align with Body Brain Center's requirements and standards. Franchisees should carefully review the Lease Addendum and understand its implications before signing a lease agreement.

Prospective franchisees should discuss the Lease Addendum with Body Brain Center during their due diligence process. Understanding the specific requirements and potential challenges associated with obtaining landlord approval is crucial for making an informed decision about investing in a Body Brain Center franchise.
