  • 15.8 De-identification of the Site.

If we do not exercise our option to acquire the Site Lease or the Site, you will make such modifications or alterations to the Site immediately upon termination or expiration of this Agreement that we deem necessary to distinguish the appearance of the Site from a Studio, including removing the signs, the Marks, and any Trade Dress so as to indicate to the public that you are no longer associated with us.

If you do not comply with the requirements of this Section, we may enter the Studio without being guilty of trespass or any other tort, for the purpose of making or causing to be made any required changes.

We may charge you, and you agree to pay us on our demand, up to 120% of our and our affiliates' costs and expenses in making such changes.
