Does Body20 have an option to renew the lease of my Body20 studio site, and if so, for how long?
Body20 Franchise · 2025 FDDAnswer from 2025 FDD Document
You must deliver to us the completely executed purchase agreement or Site Lease and Lease Rider within 10 days after execution of the Site Lease or purchase agreement, and you may not amend or
renew any Site Lease without our written consent. You must comply with the terms and conditions of your Site Lease. We are not obligated to execute your lease or guarantee a lease for you.
If a Franchisee Party leases the Site from an unaffiliated lessor, you agree (at our option) to cause the Franchisee Party to assign the Site Lease to us or to enter into a sublease for the remainder of the Site Lease term on the same terms (including renewal options) as the Lease.
If a Franchisee Party owns the Site, we may elect to include a fee simple interest in the Site as part of the Purchased Assets or, at our option, lease the Site from the Franchisee Party (or an Entity controlled by your Owner) for an initial ten-year term with one renewal term of five years (at our option) on commercially reasonable terms, which shall include the right to sublease the Site to another party.

What This Means (2025 FDD)
According to the 2025 Body20 Franchise Disclosure Document, franchisees must obtain Body20's written consent before amending or renewing any site lease. The document states, "You may not amend or renew any Site Lease without our written consent." This indicates that while renewal is possible, it is subject to franchisor approval.
Additionally, if a Franchisee Party leases the site from an unaffiliated lessor, Body20 has the option to cause the franchisee to assign the site lease to them or enter into a sublease for the remainder of the site lease term. This sublease would be on the same terms as the original lease, including any renewal options. This clause gives Body20 some control over the lease and its terms, including renewals, depending on the agreement between the franchisee and the lessor.
Furthermore, the FDD mentions that if Body20 itself owns the site, they may lease it back to the franchisee for an initial ten-year term with one renewal term of five years at Body20's option. This scenario provides a specific renewal term length, but it only applies if Body20 owns the site. Therefore, the renewal terms for a franchisee's lease can vary depending on who owns the property and the agreements in place.
