Body20 Franchise · 2025 FDDAnswer from 2025 FDD Document
15-month period starting on January 1, 2024 and ending on March 31, 2025 (the "Reporting Period") of franchised Studios that were open throughout the entire Reporting Period ("Covered Studios"). Table 1 presents annual Gross Sales data for the Covered Studios for the 2024 calendar year.
Table 4 presents data for certain franchised Studios that conducted pre-opening sales during the Reported Period.
As of March 31, 2025, there were 67 Studios in operation, including one Studio operated by Predecessor's owners (which we have categorized as an "Affiliate-Owned Studio.") In this Item 19, we have included data for 35 franchised Studios that were open throughout the Reporting Period. We have not included in this Item 19 data for (i) the one Affiliate-Owned Studio, (ii) 30 franchised Studios that opened during the Reporting Period and, therefore, were not open throughout the entire Reporting Period, (iii) one franchised Studio that did not report complete data due to a transfer of ownership in the Reporting Period, and (iv) one franchised Studio that experienced atypical sales due to the relocation of the Studio during the Reporting Period. Nine Studios permanently closed during the Reporting Period, including three that were not open at least 12 months prior to closing (one of which opened and closed within the Reporting Period).

What This Means (2025 FDD)
According to Body20's 2025 Franchise Disclosure Document, Table 4 provides data on pre-opening gross sales for certain franchised studios during the reporting period, which spans from January 1, 2024, to March 31, 2025. The table includes data from 20 franchised studios that both began and concluded their pre-opening period within this reporting period. It specifically excludes data from 46 studios that either started their pre-opening period before or concluded it after the reporting period. The pre-opening period's length for the studios included in the table ranged from 73 to 141 days. Gross sales included in the table are based on actual payments made during the pre-opening period for products or services, including payments for sessions provided after the pre-opening period concluded.
Table 4 details the average gross sales during the pre-opening period for franchised studios that began making pre-sales and had their grand opening during the reporting period. The pre-opening period is defined as the time from the first day the studio begins selling memberships and packages to the public until the day before the studio's grand opening. The grand opening day is the day before the one-month anniversary of the studio's soft opening day, which is when the studio initiates its first automatic draft payment from members and begins conducting sessions. During the pre-opening period, studios engage in membership pre-sales at discounted rates, conduct a soft opening period that includes a two-week "VIP" trial period, and sell suit base layers and apparel to members.
The table shows that the average pre-opening gross sales for the included studios was $41,613. Of these studios, 9 met or surpassed the average, representing 45%. The median pre-opening gross sales was $43,510, with the lowest pre-opening gross sales being $13,330 and the highest reaching $94,825. This information is valuable for prospective franchisees as it provides insight into the potential revenue that can be generated during the pre-opening phase, which is a critical period for building a customer base and generating initial cash flow. However, Body20 notes that individual results may differ, and there is no assurance that a new franchisee will achieve the same level of sales.
