What This Means (2025 FDD)

According to Body20's 2025 Franchise Disclosure Document, the franchisee is explicitly restricted to using the studio site solely for the operation of the Body20 studio. The franchise agreement states that the franchisee will be permitted to use the premises for the operation of the studio and for no other purpose. This restriction is further reinforced by the stipulation that franchisees cannot offer or allow others to offer sessions at the studio other than those offered under the Body20 brand and provided by qualified instructors.

This limitation has significant implications for prospective franchisees. It means that franchisees cannot diversify their revenue streams by offering unrelated services or products at the Body20 studio location without prior written approval from Body20. For example, a franchisee cannot operate a juice bar or smoothie bar at or near the Body20 site. This restriction ensures that the franchisee remains focused on the core Body20 business model and maintains the brand's consistency.

Furthermore, the lease rider between Body20 Franchisor LLC, the franchisee, and the landlord specifies that during the term of the franchise agreement, the franchisee is permitted to use the premises only for the operation of the Body20 studio. This clause is included to protect Body20's brand identity and operational standards, ensuring that the studio's purpose aligns strictly with the franchisor's vision. Franchisees need to be aware of these restrictions and plan their business operations accordingly, understanding that any deviation from the approved use of the site requires prior authorization from Body20.
