Notes:

    1. Type of Expenditure. The amounts provided in this Item 7 include costs you will incur to start your business. All fees and payments are non-refundable, unless otherwise stated or permitted by the payee. The estimates provided in this Item 7 assume that you will rent the premises in which your Studio will be located from a third-party landlord. It does not include costs associated with the acquisition of real estate if you decide to operate from a building you purchase. The costs for rent, fixtures and improvements will vary and may be significantly higher than projected in this table, based on the square footage, location, economic climate, market conditions, prevailing interest rates, other financing costs, the conditions of the property, and other physical characteristics of your Studio.
    1. Franchise Fee. The standard Franchise Fee for opening a single unit is $65,000. See Item 5.
    1. Initial Training Fee. Prior to conducting your Studio presale (which is the three-month period prior to the Studio's opening) or by such earlier deadline that we specify, your initial Required Trainees must personally attend and satisfactorily complete our Initial Training. The Initial Training fee will cover Initial Training for your initial Required Trainees, as long as they attend the same training session.
    1. Initial FF&E Package. The Initial FF&E Package includes custom-built millwork (such as reception counters, cubbies, and display slatwalls), XBody equipment, baselayers, lighting, signage, furniture, flooring, and functional décor and accessories (such as FloWater), as well as delivery and installation services.
    • Our estimate assumes that you will purchase the Initial FF&E Package from us but will finance it through a third-party vendor via a lease-to-own or equivalent financing arrangement.

What This Means (2025 FDD)

According to Body20's 2025 Franchise Disclosure Document, franchisees are responsible for several expenses related to initial training. The franchisee must cover the travel and living expenses, wages, and other costs incurred by their trainees while they attend Initial Training. The estimate for these expenses ranges from $1,000 to $6,000, depending on factors like point of origin, travel method, accommodations, and dining choices. This training typically involves two people attending three days of Initial Training in Newport Beach, California.

In addition to these direct costs, franchisees may also incur additional fees. If Body20 elects to provide Initial Training at the franchisee's studio, the franchisee must pay an additional training fee of up to $1,000 (currently $500) per trainer per day, along with covering the travel and living expenses for Body20's trainers. Furthermore, franchisees are responsible for Coach Onboarding fees and related costs. This includes a $125 Coach Onboarding Fee for each fitness coach attending the onboarding. Some fitness coaches may require additional practice, coaching, or follow-up instruction, which could cost up to an additional $1,000 per person.

It is important to note that if a fitness coach has already completed Coach Onboarding through another Body20 studio within the last two years, they are not required to attend again at that time. However, every fitness coach must attend and successfully complete the then-current Coach Onboarding every two years. If there is not another Body20 studio in the franchisee's market, the franchisee will be responsible for the traveling and living expenses of their fitness coaches while attending Coach Onboarding at an out-of-market studio. These expenses can significantly impact the initial investment and ongoing operational costs for a Body20 franchise.
