What This Means (2025 FDD)
According to Body20's 2025 Franchise Disclosure Document, the estimated cost for net leasehold improvements ranges from $111,000 to $148,000. These costs cover improvements to Body20's standard prototype studio, which is between 650 to 1,000 square feet and was introduced in October 2024. These improvements include HVAC installation, plumbing, electrical systems, carpentry, paint, flooring, and similar construction-related labor and materials. The estimate also factors in fees for design and consulting services, such as those provided by architects and sound consultants, as well as required construction permits. The estimate further accounts for the value of landlord-provided tenant improvement allowances.
The estimate assumes a tenant improvement allowance of $30,000, which has been deducted from the high and low estimated leasehold improvements. Body20 expects franchisees will not execute a lease unless the landlord provides a commercially reasonable tenant improvement allowance. The two most recently developed studios under the new prototype reported tenant improvement allowances of $29,656 and $37,070, while older, larger prototypes ranged from $45,150 to $96,460.

If a franchisee chooses to operate their Body20 studio in a space larger than 1,000 square feet, their costs and expenses may also be higher.
