What This Means (2025 FDD)
According to Body20's 2025 Franchise Disclosure Document, Body20's acceptance of a proposed site for a studio does not act as a warranty or representation regarding the potential success or profitability of the studio. While Body20 offers site selection assistance and guidance, the responsibility for selecting a suitable site ultimately falls on the franchisee.
Body20 evaluates proposed sites using its proprietary site selection assistance criteria, which may include evaluations by third-party software. They consider factors such as site visibility, zoning, parking, competition, neighboring tenants, accessibility, population density, and adjusted gross income, in addition to certain demographic characteristics. Body20 may also conduct on-site evaluations as part of their assessment.
This means that even though Body20 reviews and accepts a site, franchisees should not interpret this as a guarantee of financial success. Prospective franchisees must conduct their own due diligence and assess the market potential of the chosen location. Franchisees bear the risk of the studio's performance, regardless of Body20's site approval.
