Who is responsible for purchasing or leasing a suitable site for a Bft Studio?

According to Bft's 2025 Franchise Disclosure Document, the franchisee is solely responsible for purchasing or leasing a suitable site for their Bft studio. However, the franchisee must submit the lease to Bft for written acceptance before executing it. Bft also provides general guidance for opening, consulting, and advising on the proper display of marks, layout, design, procurement of fitness and other equipment, furniture, fixtures, initial inventories, managing construction, or remodeling of the studio.

Bft will deliver specifications and standards for building, equipment, furnishings, fixtures, layout, design, and signs relating to the authorized location after the franchisee has executed an accepted lease. The franchisee's architect is responsible for proposing changes to the layout, design, and construction specifications provided by Bft as necessary to meet applicable legal requirements and adapt to the location's unique physical characteristics. However, no changes, alterations, or modifications to Bft's selected layout and design specifications will be implemented without Bft's prior written consent.

Despite any assistance Bft provides, the franchisee is entirely responsible, at its expense, for doing everything necessary to develop and open the studio in accordance with the agreement, including, subject to Bft's prior written acceptance, timely locating, selecting, and securing possession of the authorized location. The franchisee must provide any information Bft requests to aid in its evaluation of the proposed site. Bft will have sole discretion to accept or reject any proposed site. Bft's acceptance is entirely for its own benefit and may not be relied upon by the franchisee as a representation, warranty, or indication of any kind, including the suitability of the authorized location or the likelihood of success of the studio.
