Note 6 You must construct or renovate a building to operate your Restaurant. All contractors you use must be approved by us. Whether any amount paid to a contractor is refundable depends upon your agreement with the contractor. The costs of build out includes fees for remodeling and renovating the building location and the actual remodeling and renovation of the building location including, but not limited to, labor, electrical, HVAC, carpentry, painting, cement work, flooring, ceramic wall tiling, concrete polishing, plumbing, doors, frames, hardware, bathroom, low voltage, fire sprinklers, roofing, millwork, countertops, steel supports, WIC installation, and cleaning. The actual construction, remodeling and renovation expenses of the building location, cost depends upon the size and condition of the premises, the nature and extent of leasehold improvements required, the local cost of contract work, the Covid-19 pandemic, and the location of the Restaurant. This estimate includes tenant improvement allowances of $36,000 to $50,000, which are negotiated between you and your landlord. There is no guaranty that your landlord will negotiate or offer a tenant improvement allowance. In the event your landlord offers a tenant improvement allowance, your rent will likely be higher. In the event your landlord does not negotiate a tenant improvement allowance, your buildout costs will likely be higher. The method of your payment will largely depend on your financing. The estimated amounts are generally nonrefundable, and include site plan review fees, zoning fees, and building permit expenses.
Note 7 We require you to engage an architect we approve to assist you in the initial design of the floor plan and exterior elevation of your building. You must obtain our approval on any interior design plans for the building. We derive no remuneration from using the designated architect to create the initial floor plan and exterior elevation design. Whether any amount paid to the architect is refundable depends upon your agreement with the architect. In general, our specifications require a building approximately 1,050 to 1,400 square feet in size.
