ehicle (and any Additional Equipment) at any time. You agree to fully cooperate with any such inspection. If the results of any mystery shopper determine that your Franchised Business is in violation of any System standard and we inspect your Franchised Business, we will conduct a mystery shop of your Franchised Business, you must pay us a fee of $1,000 to cover our travel and expenses. You will also be subject to non-compliance fees set forth in Section 13.7. Alternatively, we may be invoiced by the mystery shopper or quality assurance firm, in which case you must pay your proportional share of the total fee based on number of inspections performed. You agree to pay us this fee within ten days after invoicing.

Remodeling

You agree to upgrade and make all improvements and alterations to your Franchised Business and GR Vehicle that we reasonably require from time to time to reflect our then-current image and appearance specifications. There is no limitation on the cost of any upgrading/upfitting/remodeling that we may require.

What This Means (2025 FDD)

According to Beverly Anns Cookie's 2025 Franchise Disclosure Document, as a franchisee, you must purchase the GR Vehicle (Grandma's Recipe Motor Vehicle or Grandma's Recipe Trailer) from Beverly Anns Cookie or its affiliate. The price will be the current cost at the time of delivery, which may be higher than when you signed the Franchise Agreement.

If you are purchasing a Franchised Business with a GRM in 2025, Beverly Anns Cookie will give you a $10,000 discount on the purchase. A non-refundable deposit of $5,000 is required when signing the Franchise Agreement, with the remaining balance due upon delivery of the GR Vehicle. This deposit is in addition to the initial franchise fee, and all GR Vehicle payments are non-refundable.

Franchisees are restricted to using only the GR Vehicle (and any Additional Equipment) for operating the Franchised Business and for no other purpose. At least one GR Vehicle must be operated within the designated territory, and additional equipment may also be used. The GR Vehicle is required to be upfitted every seven years. The design details of the GRMs/GRTs may vary based on local requirements, and modifications to comply with local laws may incur additional fees payable to Beverly Anns Cookie or its affiliate.
