What This Means (2025 FDD)
According to Best Western's 2025 Franchise Disclosure Document, a property placed into probationary status will remain so until specific conditions are met. The probationary status continues until the Guest Rooms/Public Areas Condition Report score equals or exceeds 800 points. Alternatively, the property can exit probationary status if the reason for the probation has been resolved or if the Best Western membership is canceled.
This means that a Best Western franchisee must address the issues that led to the probationary status and improve their property's condition to meet the required scoring threshold. Failure to do so could result in prolonged probationary status and potential further action from Best Western, including stricter assessment requirements. The franchisee needs to take immediate and effective steps to rectify any deficiencies identified in the assessment reports to avoid extended probation.
It is also important to note that the Board may impose stricter assessment requirements on properties under probationary status. This could mean more frequent inspections and closer scrutiny of the property's operations, potentially adding to the pressure on the franchisee to improve their scores quickly. The franchisee should be prepared to invest time and resources into addressing the issues and meeting the standards required to exit probation and maintain good standing with Best Western.
