According to Best Brains' 2025 Franchise Disclosure Document, Best Brains approves or disapproves of locations or leases through written notice delivered to the franchisee. Best Brains aims to deliver this notification within 30 days after the location evaluation or lease information is available.
Before a Best Brains franchisee opens their franchised business, Best Brains will use reasonable efforts to review a selected site to evaluate and approve its location. This review is conducted within thirty days after the franchisee provides the necessary site information. Additional sites may be considered until Best Brains grants its approval. Factors considered for approval may include demographic characteristics, traffic patterns, accessibility, parking, visibility, signage, competition, proximity to other businesses, and the physical characteristics of the site, including lease terms and rental obligations. Best Brains recommends a location size of 1,000 to 1,500 square feet.
Furthermore, franchisees must lease their business premises in the manner required by Best Brains and provide a copy of the signed lease immediately after signing. Franchisees must not sign any lease that hasn't received prior written approval from Best Brains. If leasing, the lease must be submitted to Best Brains for written approval at least fifteen days before execution and include specific language from the Lease Rider attached to the Franchise Agreement. This rider gives Best Brains the right to inspect the premises, receive default notices from the lessor, and assume the lease under certain conditions.
