Does Beggars Pizza provide the franchisee with a preliminary layout for the restaurant site free of charge?

Beggars_Pizza Franchise · 2025 FDD

Answer from 2025 FDD Document

Franchisee must purchase and install, at Franchisee's expense, all fixtures, furnishings, supplies, equipment including, without limitation, décor and signs as Franchisor may reasonably direct from time to time, and must refrain from installing or permitting to be installed on or about the Premises any fixtures, furnishings, equipment, décor, signs, or other items without Franchisor's prior written consent.

Franchisee must maintain the Premises (including the adjacent public areas) in a clean, orderly condition and in excellent repair; and, in connection therewith, Franchisee must, at its expense, make such additions, alterations, repairs and replacements thereto (but no others without Franchisor's prior written consent) as may be required for that purpose including, without limitation, such periodic repainting or replacement of obsolete signs, furnishings, equipment, and décor as Franchisor may reasonably direct.

At Franchisor's request, but no more than once every five (5) years, unless sooner required by Franchisee's lease, Franchisee must refurbish the Premises, at its

expense, to conform to the building design, trade dress, color schemes and presentation of the Proprietary Marks in a manner consistent with the then-current image for new Beggars Pizza® restaurants. Such refurbishment may include, without limitation, structural changes, remodeling, redecoration, and modifications to existing improvements.

What This Means (2025 FDD)

The 2025 Beggars Pizza Franchise Disclosure Document does not specify whether Beggars Pizza provides a preliminary layout for the restaurant site free of charge. However, the document does state that franchisees must purchase and install all fixtures, furnishings, supplies, and equipment, including décor and signs, as Beggars Pizza directs, at the franchisee's expense. Beggars Pizza also requires franchisees to refrain from installing any fixtures, furnishings, equipment, décor, signs, or other items without prior written consent from Beggars Pizza.

Furthermore, franchisees are responsible for maintaining the premises in excellent repair, including any additions, alterations, repairs, and replacements required, such as repainting or replacing obsolete items, as directed by Beggars Pizza. At Beggars Pizza's request, franchisees must also refurbish the premises to conform to the current image for new Beggars Pizza restaurants, potentially including structural changes and remodeling, at the franchisee's expense.

Since the FDD does not explicitly state whether a preliminary layout is provided free of charge, it is important for potential franchisees to directly ask Beggars Pizza about the availability and cost of preliminary layouts during their due diligence. Understanding what support and resources Beggars Pizza offers in terms of site design and layout can help franchisees accurately estimate their initial investment and ongoing expenses.
