Answer from 2025 FDD Document

  • 7.12 Maintenance of Premises.

Franchisee must maintain the Premises (including the adjacent public areas) in a clean, orderly condition and in excellent repair; and, in connection therewith, Franchisee must, at its expense, make such additions, alterations, repairs and replacements thereto (but no others without Franchisor's prior written consent) as may be required for that purpose including, without limitation, such periodic repainting or replacement of obsolete signs, furnishings, equipment, and décor as Franchisor may reasonably direct.

  • 7.13 Refurbishment.

At Franchisor's request, but no more than once every five (5) years, unless sooner required by Franchisee's lease, Franchisee must refurbish the Premises, at its

Such refurbishment may include, without limitation, structural changes, remodeling, redecoration, and modifications to existing improvements.

What This Means (2025 FDD)

According to Beggars Pizza's 2025 Franchise Disclosure Document, franchisees are required to make certain replacements to the premises at their own expense. Specifically, franchisees must make additions, alterations, repairs, and replacements to the premises as needed to maintain cleanliness, order, and excellent repair. These replacements can include periodic repainting or replacement of obsolete signs, furnishings, equipment, and décor, as directed by Beggars Pizza.

Furthermore, Beggars Pizza can request a refurbishment of the premises, but no more than once every five years, unless the franchisee's lease requires it sooner. This refurbishment is also at the franchisee's expense and must conform to the current building design, trade dress, color schemes, and presentation of Beggars Pizza's proprietary marks. Such refurbishment may include structural changes, remodeling, redecoration, and modifications to existing improvements.

These requirements ensure that all Beggars Pizza locations maintain a consistent brand image and meet the franchisor's standards. Failure to comply with these maintenance and refurbishment requirements could result in the franchisor taking corrective action at the franchisee's expense, in addition to other potential remedies.
