What This Means (2025 FDD)
According to the 2025 Beggars Pizza Franchise Disclosure Document, the franchisee's obligations regarding the maintenance, appearance, and remodeling of the premises are detailed in section 7.12 and 7.13 of the franchise agreement. Section 7.12 states that the franchisee is responsible for maintaining the premises, including adjacent public areas, in a clean and orderly condition and in excellent repair. This includes making necessary additions, alterations, repairs, and replacements at the franchisee's expense. However, the franchisee needs prior written consent from Beggars Pizza for any alterations beyond the routine maintenance. This also includes periodic repainting or replacement of obsolete signs, furnishings, equipment, and décor as directed by Beggars Pizza.
Section 7.13 addresses refurbishment requirements. Beggars Pizza can request a refurbishment of the premises, but no more than once every five years, unless the franchisee's lease requires it sooner. The franchisee is responsible for the expense of this refurbishment, which must conform to the current building design, trade dress, color schemes, and presentation of the Proprietary Marks consistent with the image of new Beggars Pizza restaurants. This refurbishment may include structural changes, remodeling, redecoration, and modifications to existing improvements.
Beggars Pizza also emphasizes the importance of maintaining high standards of quality, cleanliness, appearances, and service, as stated in the recitals of the franchise agreement. The franchisee acknowledges the necessity of operating the business in conformity with Beggars Pizza's standards and specifications. Additionally, the franchisee must ensure that all advertising and promotional materials, signs, decorations, and other items specified by Beggars Pizza bear the Proprietary Marks in the prescribed form, color, location, and manner, as outlined in section 7.11.
