According to the 2025 Beem Light Sauna Franchise Disclosure Document, the Lease Rider is signed as a condition for Beem Light Sauna authorizing the franchisee to enter into a lease agreement. Specifically, the Franchise Agreement stipulates that the execution of the Lease Rider is a prerequisite for the company's approval of the lease. This ensures that the franchisor has certain rights and protections related to the leased premises.
This Lease Rider allows the franchisee to use the premises for operating their Beem Light Sauna studio and for no other purpose. It also ensures that the landlord consents to the franchisee's use of trademarks, service marks, signs, decor items, and color schemes that are part of the Beem Light Sauna system, subject to zoning laws, deed restrictions, and community standards.
