What This Means (2025 FDD)
According to Beem Light Sauna's 2025 Franchise Disclosure Document, a franchisee can renew their franchise agreement, provided certain conditions are met. The initial term of the Franchise Agreement is 10 years, starting from the date the studio opens. If the franchisee meets specific requirements, they have the option to obtain two additional consecutive successor terms of five years each. This means that a Beem Light Sauna franchise can be renewed twice, for a total of 20 years of renewal terms, in addition to the initial 10-year term.
To be eligible for renewal, the franchisee must notify Beem Light Sauna of their intent to renew at least six months, but no more than 12 months, before the current term expires. They must also sign and return the successor franchise agreement, owner's guaranty, and any other required ancillary agreements, which may contain materially different terms and conditions than the original agreement. The franchisee is also required to refurbish or renovate the studio to meet Beem Light Sauna's then-current specifications.
Furthermore, the franchisee and their owners must execute a general release in favor of Beem Light Sauna and its affiliates. The Operating Principal and Designated Manager must complete Beem Light Sauna's then-current training requirements. The franchisee must also secure the right to continue operating at the current site for the entire successor term. All parties involved must be in full compliance with the Franchise Agreement and any related agreements. Finally, the franchisee must pay Beem Light Sauna the then-current renewal fee.
