- Landlord agrees to furnish Company with copies of all letters and notices it sends to Franchisee pertaining to the Lease and the Premises, at the same time it sends such letters and notices to Franchisee. Notice shall be sent to Company by the method(s) as stated in the lease to:

- Company will have the right, without being guilty of trespass or any other crime or tort, to enter the Premises at any time or from time to time (i) to make any modification or alteration it considers necessary to protect the beem® Light Sauna system and marks, (ii) to cure any default under the Franchise Agreement or under the Lease, or (iii) to remove the distinctive elements of the beem® Light Sauna trade dress upon the Franchise Agreement's expiration or termination. Neither Company nor Landlord will be responsible to Franchisee for any damages Franchisee might sustain as a result of action Company takes in accordance with this provision.

What This Means (2025 FDD)
According to the 2025 Beem Light Sauna Franchise Disclosure Document, Beem Light Sauna, referred to as Company, retains significant control over modifications and alterations to a franchisee's studio premises. Specifically, Beem Light Sauna has the right to enter the premises to make any modifications or alterations it deems necessary to protect the Beem Light Sauna system and trademarks. This ensures brand consistency and adherence to the company's standards across all franchise locations.
This provision also allows Beem Light Sauna to cure any default under the Franchise Agreement or the lease, or to remove distinctive elements of the Beem Light Sauna trade dress upon the agreement's expiration or termination. While Beem Light Sauna is not responsible for damages sustained by the franchisee as a result of these actions, they will repair or reimburse the landlord for any damage to the premises resulting from the removal of trade dress items. This protects the landlord from expenses related to restoring the premises after Beem Light Sauna elements are removed.
Furthermore, the franchisee is restricted from amending or modifying the lease in any manner that could materially affect the provisions or requirements of the lease rider without Beem Light Sauna's prior written consent. This ensures that the lease terms align with Beem Light Sauna's interests and operational standards. The lease rider also stipulates that the franchisee is permitted to use the premises only for the operation of the studio, reinforcing Beem Light Sauna's control over the studio's purpose and preventing unauthorized use of the space.
