According to the 2025 Beem Light Sauna Franchise Disclosure Document, the franchisee is responsible for obtaining all necessary government permits and licenses for the lawful construction and operation of their Beem Light Sauna studio. This includes ensuring that all plans comply with the Americans with Disabilities Act, similar rules governing public accommodations for persons with disabilities, other applicable ordinances, building codes, permit requirements, and lease requirements and restrictions. The franchisee is responsible for these expenses.

Beem Light Sauna will provide a set of prototype plans and specifications (not for construction) for the studio and for the exterior and interior design and layout. The franchisee must engage designers, architects, and engineers to adapt Beem Light Sauna's standard plans and specifications for the site. Beem Light Sauna will review the architectural drawings and specifications for the construction of the studio showing all leasehold improvements, interior designs, and elevations developed by the franchisee's contractors, which Beem Light Sauna must approve prior to their submission for permitting. After Beem Light Sauna has accepted the final plans, the franchisee may not modify the plans without Beem Light Sauna's prior written consent. Beem Light Sauna has the right to require the franchisee to obtain their prior written approval of any project managers, architects, engineers, or designers that they would like to use before they engage them.
