We have the right to require you to obtain our prior written approval of any project managers, architects, engineers, or designers that you would like to use before you engage them.

  • (b) Permit, Licenses, and Compliance.

Before beginning any construction, you, at your expense, must obtain all necessary government permits and licenses for the lawful construction and operation of your Studio.

You must abide by your landlord's rules and guidelines.

It is your responsibility to ensure that all Plans comply with the Americans with Disabilities Act and similar rules governing public accommodations for persons with disabilities, other applicable ordinances, building codes, permit requirements, and lease requirements and restrictions.

Our review of your Plans is limited to ensuring your compliance with our design requirements and is not designed to assess compliance with applicable federal, state, and local laws, rules, regulations, and ordinances in your Territory ("Applicable Laws") or your Site Lease.

  • (c) Construction Phase.

You must provide us with written notice identifying your proposed general contractor, and you must ensure that the contractor is duly licensed in your jurisdiction and adequately insured.

You may not begin construction until we have given you written approval of the Plans and we have approved in writing your choice of general contractor.

What This Means (2025 FDD)

According to the 2025 Beem Light Sauna Franchise Disclosure Document, Beem Light Sauna has the right to require franchisees to obtain prior written approval of any project managers, architects, engineers, or designers they would like to use before engaging them.

Prior to construction, franchisees must engage designers, architects, and engineers to adapt Beem Light Sauna's standard plans and specifications for the exterior and interior design and layout, fixtures, furnishings, signs, Trade Dress, and equipment for the Studio to the specific site. Franchisees must submit architectural drawings and specifications for the construction of the Studio, including all leasehold improvements, interior designs, and elevations developed by their contractors, for Beem Light Sauna's approval before submitting them for permitting.

Furthermore, after Beem Light Sauna accepts the final Plans, franchisees are prohibited from modifying the Plans without prior written consent from Beem Light Sauna. Franchisees must also provide written notice identifying their proposed general contractor, ensuring the contractor is duly licensed and adequately insured, and may not begin construction until Beem Light Sauna has given written approval of the Plans and the general contractor.
