What This Means (2025 FDD)
According to the 2025 Beem Light Sauna Franchise Disclosure Document, Beem Light Sauna does not offer direct or indirect financing to franchisees for establishing or operating a studio. Additionally, Beem Light Sauna does not guarantee any financial obligations a franchisee may have with third parties, such as promissory notes or leases.
However, the FDD notes that the estimated initial investment includes the assumption that franchisees will finance the Initial FF&E (Furniture, Fixtures, and Equipment) Package through a third-party vendor via a lease-to-own or similar financing arrangement. This package includes essential equipment like saunas, a red light system, touchscreen monitors, iPads, and furniture necessary to furnish the studio. The estimate accounts for a standard deposit (ranging from 0% to 10%), lease documentation, origination and filing fees, and the initial four months of payments.
If a franchisee chooses not to finance the Initial FF&E Package, the estimated cost ranges from $148,500 to $195,500, payable directly to Beem Light Sauna. Therefore, while Beem Light Sauna does not provide direct financing, it anticipates that franchisees may utilize third-party financing options for the FF&E package, and provides estimates based on this assumption.
