What This Means (2025 FDD)

The 2025 Beem Light Sauna Franchise Disclosure Document outlines specific obligations and rights concerning the premises of the franchise. Beem Light Sauna retains the right to enter the premises to make modifications or alterations deemed necessary to protect the Beem Light Sauna system and marks. This means that while the franchisee operates the location, Beem Light Sauna can mandate and perform renovations to maintain brand standards or address any defaults under the Franchise Agreement or lease.

According to the FDD, the franchisee is not entitled to damages resulting from these actions taken by Beem Light Sauna. However, Beem Light Sauna is responsible for repairing or reimbursing the landlord for any damage to the premises (walls, floor, or ceiling) resulting from the removal of trade dress items or other property. This clarifies the division of responsibility: Beem Light Sauna can renovate, but must cover damages caused by removing their branded elements.

Furthermore, the franchisee cannot modify the lease in any way that could materially affect its provisions without Beem Light Sauna's prior written consent. This ensures that the franchisee cannot independently make changes to the lease agreement that might impact Beem Light Sauna's interests or the integrity of the franchise system. The lease rider also stipulates that its provisions supersede any conflicting terms in the lease, reinforcing Beem Light Sauna's control over the site's use and modifications.
