According to Beem Light Sauna's 2025 Franchise Disclosure Document, franchisees must notify the franchisor in writing promptly when construction begins and must maintain continuous construction until the studio is completed. This requirement ensures that Beem Light Sauna is kept informed about the progress of the studio build-out.
Prior to commencing construction, a Beem Light Sauna franchisee must first provide written notice identifying their proposed general contractor, ensuring the contractor is duly licensed and adequately insured. Construction cannot begin until Beem Light Sauna has given written approval of the construction plans and the franchisee's choice of general contractor. Beem Light Sauna may also require franchisees to use only preapproved general contractors, provided that they have preapproved one in the franchisee's Site Selection Area.
Beem Light Sauna and its agents retain the right to inspect the construction site at all reasonable times. After construction is complete, the franchisee must promptly obtain a certificate of occupancy and provide a copy to Beem Light Sauna. Franchisees must complete construction and open their studio for business no later than 270 days after the Effective Date, although Beem Light Sauna may grant an extension, potentially conditioned on the franchisee paying an extension fee of $2,500 for each month (or portion thereof) of the extension.
