The following are additional disclosures for the Franchise Disclosure Document of Beem Franchisor LLC required by various state franchise laws. Each provision of these additional disclosures will only apply to you if the applicable state franchise registration and disclosure law applies to you.

QUESTIONNAIRE TO BE COMPLETED BEFORE YOU SIGN THE FRANCHISE AGREEMENT
THIS QUESTIONNAIRE SHALL NOT BE COMPLETED BY YOU, AND WILL NOT APPLY, IF THE OFFER OR SALE OF THE FRANCHISE IS SUBJECT TO THE STATE FRANCHISE DISCLOSURE LAWS IN THE STATES OF CALIFORNIA, HAWAII, ILLINOIS, INDIANA, MARYLAND, MICHIGAN, MINNESOTA, NEW YORK, NORTH DAKOTA, RHODE ISLAND, SOUTH DAKOTA, VIRGINIA, WASHINGTON, OR WISCONSIN.
If Franchisor does not deliver this disclosure statement on time or if it contains a false or misleading statement, or a material omission, a violation of federal law and state law may have occurred and should be reported to the Federal Trade Commission, Washington, D.C. 20580 and the state agency listed on Exhibit D.
We identify the Studios operating under the System by means of the beem® Light Sauna mark and certain other trademarks, service marks, trade names, signs, associated designs, artwork, and logos set forth in Appendix B (collectively, the "Marks").
We may designate for your use other trade names, service marks, and trademarks as Marks from time to time.
These marks which will also be included in the term the "Marks." We refer to the beem® Light Sauna brand as the "Brand."

What This Means (2025 FDD)
According to the 2025 Beem Light Sauna Franchise Disclosure Document, there are multiple exhibits attached. Exhibit I includes additional state-required disclosures and riders. These additional disclosures apply only if the state franchise registration and disclosure law applies to the franchisee. Exhibit J is a compliance questionnaire that the franchisee must complete before signing the Franchise Agreement, unless the franchise is subject to state franchise disclosure laws in California, Hawaii, Illinois, Indiana, Maryland, Michigan, Minnesota, New York, North Dakota, Rhode Island, South Dakota, Virginia, Washington, or Wisconsin.
Exhibit D lists the state agencies to which a franchisee can report violations of federal and state law if the franchisor does not deliver the disclosure statement on time, or if it contains a false or misleading statement, or a material omission. Appendix B lists the trademarks, service marks, trade names, signs, associated designs, artwork, and logos that identify the Studios operating under the System, referred to as the Marks. The franchisor may designate other trade names, service marks, and trademarks as Marks from time to time, which will also be included in the term the "Marks."
Prospective franchisees should carefully review each exhibit to understand their rights and obligations. The state-specific riders in Exhibit I can significantly impact the franchise agreement, and the compliance questionnaire in Exhibit J ensures that franchisees understand the terms of the contract. It is important to note that the compliance questionnaire does not apply to franchisees in certain states with franchise disclosure laws, as stated in the FDD. Franchisees should also be aware of the Marks listed in Appendix B, as these are the trademarks they are authorized to use.
