What This Means (2025 FDD)

According to Beem Light Sauna's 2025 Franchise Disclosure Document, a Development Area is a specific territory where a developer may operate multiple Beem Light Sauna studios. The Development Area is determined by Beem Light Sauna and the developer, and is documented in the Development Agreement.

The Development Area typically includes a city, multiple cities, counties, or specific zip codes. This area is described narratively and shown on a map attached to the Development Agreement. Beem Light Sauna determines the size of the Development Area based on the number of studios the developer commits to opening, the demographics of the area, distinct market areas within the Development Area, the presence of competing businesses, and the availability of suitable sites.

To maintain development rights, the developer must meet specific studio development quotas and deadlines, which are outlined in the Development Schedule within the Development Agreement. Each proposed site must be approved by Beem Light Sauna, and after approval and securing of the site, the territory for that specific studio will be determined based on Beem Light Sauna's current standards for sites and territories. Failure to meet development obligations can result in termination of the Development Agreement.
