What This Means (2025 FDD)
According to Beem Light Sauna's 2025 Franchise Disclosure Document, the Development Fee is a payment required when a franchisee enters into a Development Agreement to open multiple studios. This fee is equal to 100% of the total Franchise Fees for each studio the franchisee commits to develop. For example, if a franchisee commits to developing between three and ten Beem Light Sauna studios, the Development Fee will range from $165,000 to $350,000.
The Development Fee is credited towards the Franchise Fee due for each studio developed under the Development Agreement. This means that the franchisee will not have to pay an additional Franchise Fee for each individual studio as they are opened, as it is already covered by the initial Development Fee.
This structure is common in franchising, as it incentivizes multi-unit development and provides the franchisor with upfront capital. For a prospective Beem Light Sauna franchisee, it's important to understand the financial commitment required for multi-unit development and how the Development Fee impacts the overall investment. The FDD states that the Development Fee is non-refundable, so franchisees should carefully consider their development plans before entering into a Development Agreement.
