We became the franchisor of beem® Light Sauna studios ("Studios") on January 31, 2025. We have never operated a Studio. Although we reserve the right to do so, we have not offered franchises in other lines of business. We have no business activities other than those described in this Item 1.

According to Beem Light Sauna's 2025 Franchise Disclosure Document, Beem Franchisor LLC has never operated a Beem Light Sauna studio. The FDD clearly states that Beem Franchisor LLC has never operated a studio, although it reserves the right to do so in the future. However, Beem Light Sauna's predecessor, Get Lit Concepts, LLC, also never operated a studio. Although Get Lit Concepts, LLC was the franchisor of Beem Light Sauna studios from March 2022 to January 30, 2025, its affiliates operated studios from February 2022 to January 30, 2025.
This means that Beem Light Sauna is an unproven concept when it comes to company-owned operations. A prospective franchisee should consider the implications of investing in a franchise system where neither the current franchisor nor its predecessor has direct experience operating a Beem Light Sauna studio. It would be prudent to inquire about the support and training provided, and how the franchisor plans to gain operational insights to improve the franchise system, given their lack of direct operational experience.
