- (2) WE will provide YOU a copy of the "Bee Hive Homes Owner/Operator Training Manual" and the "Bee Hive Homes Policy and Procedures Manual." The Manuals contain approximately 300 pages. WE retain the right to modify the Manuals in any manner we deem appropriate, in our sole discretion, provided no modification shall alter YOUR rights under the Franchise Agreement and if there is a conflict between the Manuals and the Franchise Agreement the terms and conditions of the Franchise Agreement shall control. (paragraph 7.7 of the Franchise Agreement)
- (3) Except as stated in paragraph (1) above, WE are not bound by the Franchise Agreement or any related agreement to provide any other supervision, assistance or services during the operation of the franchise. While not obligated to do so, WE may publish newsletters and introduce new programs. WE may also provide consultation and assistance to YOU during visits by OUR representatives.
- (4) Again, while not obligated to do so, WE may enter into separate consulting contracts with YOU at YOUR discretion to provide individual counseling for YOUR Home. If such a contract is entered into the compensation base will be not less than $300.00 per day which includes all costs for our representatives.
- E. WE have no obligation to conduct any advertising program for YOUR Home. YOU may and are encouraged to advertise YOUR Home, however, all advertising materials used by YOU must first be approved by the Franchisor and by US. WE have no advertising council composed of franchisees to advise US on advertising matters. YOU currently are not required to participate in any local or regional advertising cooperative, nor are YOU required to participate in any other advertising fund.
- F. WE currently do not require the purchase or use of electronic cash registers. WE require YOU to use the third party data management software which WE will provide to YOU at no cost. YOU must have a desktop computer, laptop or tablet with which to operate the software
and WE estimate the cost to be less than $4,000.00. YOU are solely responsible to provide ongoing maintenance, repairs, upgrades, and updates for YOUR desktop computer, laptop or tablet. YOU have no contractual obligation to upgrade or update any computer system during the term of the franchise, provided that your computer system can operate the required software. YOUR annual costs for maintenance, repairs, upgrades, and updates are not expected to exceed $400.00 per year.

What This Means (2025 FDD)
According to Beehive Homes' 2025 Franchise Disclosure Document, Beehive Homes retains the right to modify the Bee Hive Homes Owner/Operator Training Manual and the Bee Hive Homes Policy and Procedures Manual in any manner they deem appropriate. However, these modifications cannot alter the franchisee's rights under the Franchise Agreement. If there is a conflict between the manuals and the Franchise Agreement, the terms and conditions of the Franchise Agreement will take precedence.
While Beehive Homes is not obligated to provide any supervision, assistance, or services during the operation of the franchise beyond what is stated in paragraph (1), they may publish newsletters and introduce new programs. They may also provide consultation and assistance to the franchisee during visits by their representatives. Furthermore, Beehive Homes may enter into separate consulting contracts with the franchisee at the franchisee's discretion to provide individual counseling for their Home, with compensation set at no less than $300.00 per day, including all costs for their representatives.
Although Beehive Homes does not obligate franchisees to purchase or lease goods, services, supplies, fixtures, equipment, inventory, computer hardware and software, real estate, or comparable items from them, their designee, or approved suppliers, franchisees must build their Bee Hive Home according to the architectural and design specifications provided by Beehive Homes. These specifications are determined by the trade dress and uniformity standards of the franchise and the location chosen by the franchisee. These specifications are provided after the Franchise Agreement is signed and are found in the Owner/Operator Training Outline.
