What This Means (2025 FDD)
According to Beehive Homes' 2025 Franchise Disclosure Document, the franchisee is responsible for engaging their own architect, attorneys, contractors, general and sub-contractors, and other advisors to prepare final plans, construct improvements, and obtain all required permits and licensing, at the franchisee's sole expense. The franchisor will provide general architectural and design drawings as guidelines for the required "trade dress" of the home.
The franchisee must have the final plans approved in writing by Beehive Homes for compliance with "trade dress" guidelines before submitting them for building permits. This means that while the franchisee has the autonomy to select and manage their construction team, they must adhere to Beehive Homes' design standards.
Beehive Homes is not obligated to become a party to, and will have no liability in connection with, any agreements pertaining to the construction, furnishing, equipping, and supplying of the home. This underscores the franchisee's responsibility for all aspects of the construction process and related agreements. It is common in franchising for the franchisee to manage construction, but franchisors often provide more direct assistance or oversight than Beehive Homes appears to offer, making it crucial for prospective franchisees to have strong project management skills or hire experienced professionals.
