- 7.7. Manual. Franchisor will provide for use by the Franchisee access to the Franchisor's Manual, which may be hard copy or electronic format, and any revisions and updates which Franchisor and its Affiliates may make to the Manual during the Term. Franchisor and its Affiliates retain the right to modify the Manual in any manner they deem appropriate, in their sole discretion, provided no such modification shall alter Franchisee's rights under this Agreement and if there is a conflict between the Manual and this Agreement the terms and conditions of this Agreement shall prevail. The Manual is the exclusive property of the Franchisor and is provided for use by the Franchisee on a confidential basis and only during the Term.

What This Means (2025 FDD)
According to Beehive Homes' 2025 Franchise Disclosure Document, Beehive Homes will provide franchisees access to the Franchisor's Manual for use during the term of the franchise agreement. The manual may be in hard copy or electronic format, including any revisions and updates made by Beehive Homes. Beehive Homes retains the right to modify the manual as they deem appropriate, provided that such modification does not alter the franchisee's rights under the Franchise Agreement. In case of conflict between the manual and the agreement, the terms of the agreement will prevail.
The manual remains the exclusive property of Beehive Homes and is provided to the franchisee on a confidential basis for use only during the term of the agreement. The manual contains the standards, specifications, requirements, criteria, and policies developed by Beehive Homes for the franchisee's use in connection with the design, construction, operation, marketing, and quality assurance of the Homes.
The franchisee is obligated to adhere to the standards contained in the manual. Franchisees must also comply with all applicable statutes, ordinances, rules, and regulations affecting the operation of their franchise business. Franchisees must not disclose the contents of the manual to any unauthorized person and must return all forms of the manual to Beehive Homes upon termination of the agreement. Franchisees are also responsible for ensuring that state-specific portions of the manual are kept current and up to date.
