Except as listed below, WE are not required to provide you with any assistance. WE undertake certain obligations to YOU in connection with a Bee Hive Homes franchise. These
obligations are set out below and are the same for initial as well as all additional franchise purchases.
A. The obligations that WE will perform before the opening of YOUR Bee Hive Home are:
- (1) to grant a nonexclusive license to YOU to use the trade names, trademarks and service marks of Bee Hive Homes. (paragraph 3.2 of the Franchise Agreement)
- (2) to provide YOU with general architectural and design drawings for a Home to submit to YOUR architect for rendering, and to provide YOU with an itemization of all equipment and supplies to be used in the operation of the Home. It will be YOUR responsibility to engage, at YOUR expense, an architect and an engineer who will prepare the final specifications and drawings, and provided necessary stamps and certifications to be submitted for approval by local government agencies and by the franchisor, all of whom must approve prior to the start of construction. Upon YOUR request, WE will provide assistance and guidance in negotiating construction, equipment and supply contracts for the construction, furnishing and equipping of the Home. However, YOU are solely responsible for the terms of all contracts and exercising adequate supervision. WE do not assist in construction, remodeling or decorating of the site. (paragraph 7.2 of the Franchise Agreement)
- (3) to deliver one standard sign conforming with local requirements as to size and style to Franchisee, for installation by Franchisee's contractor. (paragraph 7.3 of the Franchise Agreement)
- (4) to provide training, prior to opening the Home for business, in the various practices, policies and procedures for operation of a Bee Hive Home. YOU and YOUR resident manager are required to complete a training program of up to three (3) days duration at a location designated by US. (paragraph 7.4 of the Franchise Agreement)
- (5) to provide opening supervision to assist YOU in the preparation and opening of the Home. OUR representative will assist YOU in hiring staff, training personnel, marketing, inventory control and promotional programs in connection with the opening of the Home. (paragraph 7.5 of the Franchise Agreement)
B. YOU select, with OUR approval, the location of YOUR Bee Hive Home. In determining whether to approve any particular site WE will consider things like: analysis of traffic patterns, both vehicular and pedestrian; proximity to grocery or retail stores; population, age and income demographics; and proximity to competing businesses. If YOU are unable to find a location that meets the requirements for a HOME in six months, YOUR franchise agreement will be terminated and any franchise fees paid will be refunded to YOU. Approval by US is not a representation or endorsement to YOU of successful operation of a franchise. WE do not own any premises for lease to franchisees. YOU are responsible for conforming YOUR site to applicable ordinances, codes and zoning. (paragraph 7.1 of the Franchise Agreement)

What This Means (2025 FDD)
According to Beehive Homes's 2025 Franchise Disclosure Document, the level of assistance provided is the same for both initial and additional franchise purchases. Beehive Homes states that, except as listed, they are not required to provide any assistance. However, they do undertake certain obligations that are the same for initial and additional franchise purchases. These obligations include granting a nonexclusive license to use Beehive Homes's trade names, trademarks, and service marks. They also provide general architectural and design drawings for a Home to submit to the franchisee's architect for rendering, along with an itemization of all equipment and supplies needed for operation.
Before opening, Beehive Homes will deliver one standard sign, conforming to local requirements, for the franchisee's contractor to install. They also provide training in the practices, policies, and procedures for operating a Beehive Home, requiring both the franchisee and their resident manager to complete a training program of up to three days. Additionally, Beehive Homes offers opening supervision to assist in the preparation and opening of the Home.
During the operation of the Beehive Homes franchise, a representative will reasonably assist with any operational problems encountered. The representative will also be available to consult with the franchisee during the continuing operations of the Home, with additional compensation potentially agreed upon by both parties. Beehive Homes also states that they are under the same obligations if a franchisee purchases multiple franchises, unless waived in writing by the franchisee.
